AI as your coach
Could ChatGPT become the most affordable real estate coach in the industry?
That thought hit me after providing Zoom training classes for the folks at RWorld in South Florida, one of the largest Realtor associations in the country.
Adopted from our book, the “7-Day AI Challenge,” the course covers more than 50 different ways to use ChatGPT Business, way beyond content creation, including demonstrating the power of AI as a coach.
After class, I received an email from a top agent that began with two words: “Holy S**t.”
The moment it clicked
The agent explained he had uploaded property documents into ChatGPT to summarize them. That part is common. But the conversation did not stop there.
ChatGPT started asking questions about the building. Then the listing. Then the seller relationship.
Soon, ChatGPT and the agent were discussing the issues he was struggling with and how the agent could remain the obvious choice when the sellers decided to relist.
He tapped into what I had demonstrated in class that day: ChatGPT became his coach.
A coach that never sleeps
Instead of ending the conversation after summarizing the documents, the agent kept asking questions. ChatGPT responded with suggestions, follow-up questions, and offered ideas for how to stay engaged and valuable to the client.
It began to feel less like software and more like a strategic conversation.
That is the moment many agents are now discovering. ChatGPT can challenge your thinking, ask better questions, and help you work through situations before you have the conversation with a client.
The agent summed it up best in his email. For about $20 a month, he had discovered something that felt a lot like a 24/7 sales coach.
Coaching for everyone
Real estate coaching works. The right coach can transform an agent’s business.
But let’s be honest. Not every agent can afford thousands of dollars a year for coaching.
AI coaching changes that equation. For pennies a day, agents can brainstorm strategies, rehearse conversations, and think through situations before they happen with a client.
It does not replace great coaches. But it does make coaching-style guidance available to everyone and responds whenever they need it. Even at 3 a.m.
Why the version matters
There is one detail behind this example that matters. The best AI coaching comes from ChatGPT Business.
That version allows for deeper conversations and document uploads, making the interaction far more powerful. In this case, uploaded property documents turned into a full discussion about seller motivation and relationship strategy.
That is when AI stops feeling like a tool and starts acting more like a thinking partner. And once you start using it that way, something interesting happens.
