REAL AI is the industry’s first and most popular weekly newsletter helping real estate professionals stay on top of the most important AI developments so they can save time, stay safe and improve their business every day.
How many ways do you use AI? Learn how to use AI even more ways: The REAL AI Guide for Real Estate Agents at Amazon.
AI gets metered

For the last two years, Generative AI has been the ultimate all-you-can-eat buffet. Pay $20 a month for ChatGPT Plus, Gemini Pro or Claude Pro, and you could use as much as you want.
But that era is coming to an end.
Just like internet providers and cell phone carriers before them, AI companies have discovered that not all users are created equal. One agent may ask AI to help with writing tasks a few times a day. Another may generate dozens of images, create short videos, large presentations, deep research reports, and request summaries from hundreds of pages of documents.
Yet both pay the same monthly fee.
We’re moving from unlimited AI to metered AI
Your chatbot is starting to look a lot like your cell phone company or internet service.
“Unlimited” sounds great until you use too much data, hit the fine print and suddenly, your speed slows down, or your plan needs an upgrade.
Google cried uncle. With its latest rollout, Google moved to metering Gemini users, factoring in the complexity of your prompt, the amount of your use, the model you select and the features you tap. On Reddit, Gemini users are revolting. Claude users already know this pain.
Push it too hard, and you may hit a usage wall until your window resets. If you’re a Claude Pro user, you likely know the panic it causes when you are mid-stream working on a project and you get a message window at 1:05 pm that says, “5-hour limit reached – resets at 6:05 pm.” Now both Gemini and Claude have a 5-hour rolling window.
It would be surprising if the rest of the industry doesn’t eventually move in the same direction, especially ChatGPT.
We quoted OpenAI leader Sam Altman last week, as he said, “We see a future where (artificial) intelligence is a utility, like electricity or water, and people buy it from us on a meter.”
If your favorite chatbot is Gemini or Claude, your meter is already turned on.
Power users need a plan
For agents, there’s no reason to panic – yet. But there is a reason to plan.
If AI is part of your daily business, it also will need to become part of your monthly business budget. Light users may be fine staying on lower-cost plans. But power users should start preparing for premium AI plans. Budgets are likely to start at $100 to $200 a month, especially for power users who use higher limits, need faster access, and frequently use the most advanced tools.
That may not be a bad thing.
The agents who spend $100/month on AI but save 10 hours a week won’t care. That still would be a great deal. That’s also a steal if AI helps you win or extend a listing, dramatically improves your marketing, or helps you to be more responsive to clients and improve their experience.
The agents who understand this early shift will be better prepared when the meter starts running. (-Kevin)
