AI improves image editing

AI improves image editing

Have you ever spent 20 minutes getting an AI image almost perfect, asked it to make one tiny change, and watched the whole thing fall apart?

That has been one of my biggest frustrations with Generative AI image editing.

Six months ago, I wouldn’t even trust AI to create a slide, as I needed to keep refining. You could get something close, ask for one small change, and suddenly the person looked 25 years older. A face changed. Text was added. Colors missed. Objects you never asked it to touch suddenly looked different. New objects appeared. It became a mess.

One more edit could ruin everything

The problem wasn’t creating the first image. It was iteration.

That is finally changing.

OpenAI’s new ChatGPT Images 2.5 is designed specifically to preserve what you don’t want changed while making the edits you request. ChatGPT is now designed to preserve subjects in reference photos and maintain consistency through multiple rounds of editing.

That may sound like a small change, but for real estate agents, this is huge.

Now you can start treating an image more like a Word document. Keep working on it. Refine it. Move something. Remove something. Change the text. Fix the lighting. Make another change without starting over.

Now you can keep fixing it

That opens up a lot of practical uses.

You could restore an old photo for a Throwback Thursday social post. Remove the person whose head is blocking the speaker in an event photo. Clean up a dark photograph. Remove distracting objects or text automatically from an image.

A friend of mine sent me the before and after photo below via text with the words: Mind blowing. You can try the iteration process and see for yourself.

AI before and after

Don’t trust it blindly yet

There are still limits.

I tested the newest versions with a blurry photograph and specifically told ChatGPT not to change anything except the resolution. It improved the image dramatically, but it also changed the faces.

We are not at the “trust it blindly” phase. But we are at the “we can work with it” stage versus starting over.

Beware of AI watermarks

There’s also something happening behind the scenes that agents should know about. ChatGPT is now watermarking the supported images it generates. You may not see anything on the image itself, but that information can still travel with the file, in both the metadata that identifies the image’s origin and an invisible watermark embedded in the image itself.

That matters because disclosure rules around AI-edited images are growing, both with MLS rules and state laws. In California, a new law that took effect in January that requires agents and brokers to clearly disclose when a property image used in advertising has been digitally altered in a way that changes how the property looks. You also must provide access to the original, unaltered image.

The safest approach is simple: if you change an image with AI, disclose it. If you’re not sure whether you must, disclose it anyway.Ad for book - michele (1)

Your AI toolbox keeps swallowing other tools

This is part of a much bigger trend.

Agents used to need Grammarly for writing. Many now do that inside ChatGPT. We do.

Did you once use Gamma? ChatGPT and Gemini are increasingly doing that work.

Canva isn’t going away soon, but AI image creation and editing are starting to eat into another category of software agents once needed separately.

Claude is also getting better with design as it’s highly capable at HTML design and website creation, but Claude does not create images!

The Swiss Army knife keeps adding blades

That’s why I keep coming back to the same description for my favorite AI business-grade tool for most agents: ChatGPT Business. Others may tell you to use Claude, but they’re wrong because they don’t understand what agents do.

ChatGPT Business remains the AI Swiss Army knife for real estate agents. And every few months, another blade gets added. (-Kevin)
