The Houston Realtors Information Service (HAR.com) and North Texas Real Estate Information Systems (NTREIS) have launched a reciprocal access agreement that extends MLS reach across two of the largest markets in Texas. Powered by Cotality’s IntraMatrix, the integration allows subscribers to view Dallas-Fort Worth listings directly within the HAR Matrix system, without needing an additional membership.
Building statewide coverage
This collaboration complements HAR’s existing reciprocal agreements with Unlock MLS in Austin and SABOR in San Antonio. Taken together, HAR’s 48,000 MLS subscribers now have access to more than 80 percent of the Texas real estate market.
Agents can search NTREIS listings by city, zip code, subdivision, or through map search inside their familiar Matrix interface. For those working in or referring business to the Dallas-Fort Worth area, the access extends research capabilities and enables Comparative Market Analysis (CMA) with full data coverage.
Reciprocal linking, not consolidation
These agreements don’t merge MLS databases. Each MLS retains its governance and identity. Reciprocal linking simply connects systems so that subscribers can search partner markets through their own MLS login. The result is a broader view of Texas real estate while keeping the MLS experience simple and localized.
Earlier this year, HAR and NTREIS also launched a reciprocity agreement allowing subscribers to show properties across both Houston and Dallas-Fort Worth. The addition of IntraMatrix reciprocal access makes it even easier to support relocating clients, investors, and cross-market transactions.
Statewide impact
“HAR.com is now the only MLS in Texas that is partnered with three other MLSs, which provides our MLS subscribers with unmatched statewide coverage and opportunity,” said HAR.com Chairman of the Board Mario Arriaga.
For brokers and agents, the benefits are clear:
- More complete data: Clients get a full view of available properties across Texas.
- Stronger referral networks: Reciprocal access builds bridges between Houston, Dallas-Fort Worth, Austin, and San Antonio professionals.
Part of a bigger shift
Texas now joins Florida as a leading example of how reciprocal linking is reshaping MLS collaboration. Like Stellar MLS and MIAMI REALTORS® in Florida, HAR and NTREIS are proving that MLSs can build bridges instead of fences – expanding access while maintaining local control.
These agreements underscore the MLS’s role as a foundational asset for the industry. The artificial lines that once separated MLSs are becoming less visible every day. Brokers, teams, agents, and clients all benefit from a more connected system that delivers accuracy, transparency, and reach.
