It’s happening in your market today. An agent copies a listing, a handful of comps and a client’s notes into a consumer chatbot to draft a pricing summary or a listing pitch. No license covers that use, no audit trail records it, and nobody at the MLS knows it happened.
Consumers are doing the same thing. Cotality’s newly released second edition of Empowering the Real Estate Industry with AI Solutions opens with a homebuyer who uploaded an inspection report into a free AI chatbot. The chatbot produced an alarming list of defects, several of which weren’t in the report at all. The buyer’s agent then spent two hours separating real findings from machine-made fiction.
Both scenes describe the same failure: AI working with MLS and property data outside any rules, permissions or professional oversight. The fix isn’t to ban AI, because that ship has sailed. The fix is to give AI a governed path to trusted data and to teach members how to use it responsibly. That’s what this book is about, and every MLS executive should download it today.
Why it can’t wait
Every week an MLS goes without an AI strategy is another week of its data flowing into tools it doesn’t control. Boards are finishing 2027 budgets and priorities right now. Regulators aren’t waiting either: last year more than 100 bills referencing AI were introduced in Congress and more than 700 at the state level. If AI governance isn’t on your agenda this quarter, your members will set the policy for you, one copied listing at a time.
What MLS leaders will find inside
Most AI content aimed at our industry is either vendor fluff or breathless futurism. This book is neither. It’s a practical 10-chapter guide from the company whose platforms are used by three out of four real estate professionals in North America, and it goes straight to the issues MLS executives care about most.
A governed path for AI to reach MLS data. This is the answer to the headline. Instead of agents exporting MLS information into outside AI platforms, the book introduces Trestle MCP (Model Context Protocol), which gives approved AI applications a controlled connection to current, verified MLS data. It costs nothing extra for MLSs on Trestle. The MLS decides whether to turn it on, which fields are exposed and what permissions apply, and it can shut access off at any time. Paired with Trestle Defender’s expanded visibility into who is using your data and how, this is the most important data sovereignty development in years.
Data rights in the age of AI. The book says plainly that having access to data does not mean having permission to use it for every AI application. It explains how MLS data arrives with explicit limits: no derivative products such as AVMs or predictive insights unless expressly allowed, no redistribution, and no blending with public records beyond the scope of the license. If your board hasn’t had this conversation yet, this chapter is your agenda.
Compliance numbers that will get your attention. In Cotality’s testing, AI-enabled rules in Listing Data Checker cut the compliance workload by 84% and false positives by 96.2%, while catching violations the old process missed. The tool now reads listing remarks for compensation, Fair Housing and other rule violations before the listing is published. Compliance moves from cleaning up after the fact to preventing problems at entry.
Governance that doesn’t end at launch. The book lays out a tiered approach to AI risk, explains human-in-the-loop, human-on-the-loop and human-out-of-the-loop systems, and makes the case for continuous monitoring. These are the concepts your board needs in order to ask vendors the right questions.
Why you should send it to your brokers and agents
This is the rare industry publication an MLS can send to members with its name on it. It’s balanced, practical and respectful of the professional. Its central message, that AI suggests and humans decide, is exactly what brokers need their agents to hear.
- It lowers the fear factor. The chapters on change management and team readiness speak directly to agents who see AI as “this new scary thing,” in the words of one agent quoted in the book.
- It shows real time savings. The AI-assisted mobile listing workflow cuts listing entry time by more than 50% and can auto-populate more than 35 fields and 1,000 values from photos and voice notes. The agent still reviews and approves everything before it publishes.
- It addresses the talent drain. With the average agent in their mid-50s, the book describes AI as a “digital mentor” that helps newer agents get up to speed faster. Brokers recruiting the next generation will want to read that.
- It right-sizes the investment. Chapter 9 separates modest AI investments from substantial ones, so a 12-agent brokerage and a 2,000-agent enterprise can each find a sensible place to start.
Strategic Recommendation
Make AI literacy part of the MLS’s core service, starting this month. Download the eBook today and put Chapters 6 and 7, on responsible AI and data licensing, in front of your board before its next meeting. Ask your technology staff whether Trestle MCP and Defender belong in your 2027 data strategy. Then send the book to every broker in your market with a note from the CEO.
The MLS that teaches its members to use AI responsibly is the MLS that controls how its data reaches AI. The alternative is to watch members paste that data into tools that answer to no one.
