In 2008, WAV Group did three studies that observed and measured scenarios of real estate listing websites.  The Broker Website Effectiveness study measured 1 million consumers and thier engagement with Broker Websites across the country. There has been a lot of chatter of Trulia vs. Zillow this past week.  I did not see the results of the battle royal, but I think that brokers and agents should use both of them to have a comprehensive and effective online solution. Last year WAV Group was given access to many of the top broker websites in the country to view thier traffic statistics. The hope was that by sharing the aggregated data, many of the false myths of succeeding online would be dispelled. As it turns out, SEO is not a big deal (despite some websites spending more than $1MM over time on it). Listing Syndication is important for sellers, but also not a huge driver of traffic. I was doing research for the release of an upcoming white paper on consumer property search.  After going through rounds of debates about which reporting source is most accurate in representing consumer traffic, I concluded that none of them are very accurate, but all relatively symbolic of accurate traffic.  Hence, I like to use Compete.com for my research because they dynamically build the graphs. What to my surprise did I see this morning?  Nothing short of shock to learn that realestate.yahoo.com has passed realtor.com in search engine traffic according to Compete.com.  I have no idea why realtor.com has tanked in [...]

Here is a snap shot of a Trulia performance report sent to a Cenutry 21 Hometown agent on the Central Coast of California.  Rick has 11 listings on Trulia and was delivered 14 click throughs.  This number is remarkably close to the effectiveness of listing syndication from our Northern Nevada MLS Listhub case study.  Agents should expect to get a little more than one web visit per listing today on Trulia.  Perhaps there are exceptions to this forecast, but nevertheless this evidence is an indicator.
