Is Email Volume Killing Your Company?

Lingchi is the roughly the word that the Chinese use to describe a form of torture whereby a person is executed by 1000 cuts. Dying the death of a thousand cuts has become a familiar business term that can have any range of meaning. WAV Group fielded a question from large brokerage firm – "how do we reduce email in our company?" Communication in a company is good, but too much communication as an adverse impact. What follows is my reply. Calculate the spoilage - If it takes each member of the company an hour to clean out their inbox [...]

WAKE UP BROKERS! Hablas Espanol?

Today, 85% of homebuyers are white, but that is changing rapidly in America. The new and growing homebuyer population is Hispanic or Latino, and most do not speak English well enough to have confidence in a real estate transaction written in a foreign language, with an agent who is not bilingual. Yikes or Opportunity? We think opportunity. From 2010 to 2012, the number of Hispanic homebuyers increased 38%! Today, only 20,000 of the nations’ 1.2 Million members of the National Association of REALTORS is Hispanic. By the way – all of the stats quoted here look at data collected in [...]

Online Marketing is for Sellers, Recruiting, and Retention

It's November, the beginning of budgeting and planning for a successful 2016. WAV Group studies the online effectiveness of many of today’s leading brokers and provides audits and advisory services on optimizing these programs. The true measure of online effectiveness is closing a transaction. Unfortunately, we have observed that closing a transaction is coincidental to online marketing and not a direct correlation. The relationship between an agent and a consumer is akin to dating. Both parties must be attracted to one another. There needs to be a connection and the development of things like trust and confidence. It’s a dating [...]

3 Ways to Leverage Your PR

A potential client called recently to engage the services of WAV Group Communications. Typical to most initial conversations with many potential clients in the real estate industry is the misunderstanding of what public relations is. I assured him it was much more than simply writing a good news release and publishing it on a paid wire. That topic alone is another column. But the conversation reminds me of how little time PR people take to educate our industry about what PR is. To help in this effort, let’s explore a crucial area that shows how powerful strategic PR can be [...]

Pacific Union acquires The Mark Company

Pacific Union is a company of proud heritage in the San Francisco bay area. They are among the premiere brokerages spanning from Napa, through San Francisco, around the East Bay, and down into Silicon Valley. They have about 600 sales associates and approach $7B in sales. Today, they made an announcement that they have entered into a definitive agreement to acquire The Mark Company. The Mark Company focuses on marketing and sales for new housing developments. The combined company expects to represent over 22,000 units and $12B in sales. WAV Group wishes to congratulate both of these extraordinary companies on [...]

Upstream Revealed

As many of you know, WAV Group has been working with a group of brokers and franchises for more than a year on a project called Upstream. Today, Upstream is a corporation with one of the strongest board of directors in our industry. It has been an honor to work with the board along with the CIOs and CTOs of their corporations to define the Upstream application and talk to enterprise level technology firms who have the capacity to deliver such an enormous solution. Until now, very little information has been shared openly across the industry. Until the company’s governance [...]

Unless you are an agent who actually has Tech Helpline, you may not be aware of this agent-centric, genuinely friendly, U.S.-based tech support created by Realtors for Realtors. Here's a news release from the Florida Realtors® about their Tech Helpline services: “Friendly” U.S.-Based Staff Helps Agents Solve Computer, Software, and Smartphone Glitches Orlando, FL., (September 15, 2015) – During a hot real estate market, what happens when a real estate agent is printing a Purchase and Sale agreement and the printer freezes or the computer crashes? DotLoop and Zillow

As far as I know, DotLoop customers were happy enough with the product and service until the announcement that the company was being purchased by Zillow. That news, along with the $108M price tag of the acquisition was the fundamental buzz at Inman Connect conference last week. About the price of $108 Million. Typically companies’ sell for a multiple of profit – 6x to 10x profit is not bad. The last acquisition of this type was the Real Estate Digital deal, which sold for a much lower multiple than DotLoop. In the case of DotLoop, it looks like Zillow paid [...]

Is Zillow A Great Broker?

Zillow is not a broker. Well, technically they are registered as a brokerage in many states and hold brokerage licenses, but they do not market themselves as a brokerage. The point is that they provide a lot of broker-like support for agents that are noteworthy and remarkable. There are plenty of brokers who can take a page out of their book and improve their business. Specifically, brokers can learn from the way that Zillow provides technology tools and communicates and trains agents. Wth the acquisition of of a transaction management solution they complete a broker-like set that includes agent websites [...]

Learning from chickens: Are agents putting their leads in someone else’s incubator?

Who's incubating your eggs? I recently read an article about today’s modern poultry business. I was struck at the parallels between the real estate business and the poultry business and how both industries have changed with new technologies and automation. I was most fascinated to learn that the behavior of hens has changed with automated egg incubators: Hens have learned that they no longer need to lie on their eggs to incubate them, so they don't. This means that the modern day value of the industrial hen has been reduced only to its ability to produce eggs, not to incubate [...]

Listing ownership: Whose grass is it anyways?

“Who owns the listing?” appears to be a never-ending debate in real estate, despite a recent court case that certified the broker owns the listing and the MLS can protect it. Somehow there remains this belief among some incredibly intelligent people in the industry that real estate agents do the work, so they own the listing content. They do not. This has never been the case, and unless an agent becomes a broker/owner, it never will be. A listing was, is and will be owned by the broker/owner and not the agent. Whose grass is it? Think about your grass.  [...]
