Generating Non Dues Revenue

Generating Non Dues Revenue MLSs and Associations of REALTORS® are facing budget woes. The decline in the housing market created a cascading impact on dues revenue.  The number of subscribers to MLS service has retreated to 2006 averages, coupled with membership losses to Associations of REALTORS®. In isolated real estate markets around the country, MLSs and Associations have become creative at building revenue streams outside of subscription fees and membership dues. Advertising is chief among them. As you have read in leading real estate media sources like RE Technology, Inman News and RIS Media, there [...]

FBS First to comply with new IDX Rules

FBS Flex MLS For those of you who attended the NAR Midyear Legislative meetings this spring in Washington DC, you may well understand that NAR Executive Committee passed a modification to the IDX model rules and regulations. Specifically, they altered the component of the rule that refers to the rights of Franchise Organizations to receive an IDX feed. Under the old policy, Franchise Organizations would receive a feed of all IDX listings. Under the new policy, a Franchise Organization may only receive IDX listing if an MLS broker as Opted In to sharing their listings [...]

CoreLogic v. LPS and RPR Lawsuit

Lawsuit On the heals of settling the Civix lawsuit, MLSs are aware that litigation can have significant impacts on the services they offer to their members using third party service providers. The Civix settlement was arranged by NAR legal council and cost MLSs about $9.06 per subscriber. There are other ongoing patent infringement lawsuits for mobile that could also have significant impacts on MLS service providers, but a recent Inman article brought my attention to a suit that CoreLogic has pending against LPS, and by association, RPR™. CoreLogic® has patents on their Automated Valuations tools and claim that [...]

If Trulia built MLS systems

Trulia MLS Trulia made a brilliant acquisition around the beginning of 2010 when they purchased @movity. @movity was a company that specialized in taking complex data sets and layering them onto maps in a variety of brilliant ways. Today they are leveraging the skills from the @movity team to explore ways to communicate data easily, and drive engagement. The data kings in the real estate industry are CoreLogic and LPS. They are both companies that collect, warehouse, and distribute massive amounts of data. The focus of these companies has always been data quality and predictive analytics - not necessarily presentation [...]

CMLS intensifies pressure on NAR to repeal recent IDX rules

Dear Pat and MLS Issues and Policy Members,   Please accept this letter on behalf of the Council of Multiple Listing Services (CMLS) regarding the recommendations included in the “Report and Recommendations of the IDX Data Use Work Group". The difficult task of reviewing the inclusion of social media in IDX isnt an enviable one; please know that we respect the commitment that each work group member gave to the effort.   The membership of CMLS is very diverse and includes Associations and MLS organizations from small to very large REALTOR® owned to regional to broker owned to private. Regardless [...]

Is it time for a MLS “Light” product solution?

I have spent the last couple of hours reviewing verbatim comments from a member satisfaction survey for one of the largest MLSs in the United States. While they have outstanding satisfaction scores overall we always like to look at those that are less satisfied than average to better understand what could improve satisfaction. One of the themes that came through loud and clear with the less than satisfied was the need for simplicity. Many said things like “there are too many bells and whistles", “just want to “get in and get out” of the system quickly and that’s not possible [...]

Why IDX at all? A response to 7DS Associates

I cannot speak for The Realty Alliance, Leading RE or any other brokerage. But I can summarize the sentiments of WAV Groups’ broker clients.  This will hopefully shed some light on the question of IDX usefulness, and the issues that are concerning brokers across America representing 200,000 REALTORS. Brokers are upset with recent changes to NAR’s model IDX rules and regulations. Brokers claim that the two recent modifications to IDX, and a third policy revision under consideration; NAR’s MLS Policy Committee failed to contemplate (or appreciate) who owns the data and who is legally responsible for it. The first policy change extended IDX [...]

Looking for ways to make your Association more valuable? Take credit for your MLS

Many times when I speak with Association Executives they tell me how they wish they could play a more vital role in solving the technology needs of its members. Here’s a simple idea to consider…..why not take advantage of all of the great services and technologies and training classes your regional MLS offers?  Many MLSs offer terrific consumer-facing websites, for example.  For example, few association sites I visit feature the MLS Consumer facing website on their websites.  Property search has been proven to to be the best way to generate consumer traffic yet few Associations are taking advantage of framing [...]

Three more MLSs announced today that they will offering a great new service that helps connect consumers to a myriad of downpayment assistance programs around the United States. The program called Workforce Resource helps agents promote downpayment assistance programs that will help their clients be able to afford homes because they will receive help with the downpayment.  Within the MLS system each listing is tagged with the type of downpayment assistance program(s) available for that home. These forward looking MLSs now join NorthstarMLS and Empire Access MLS to cover 23 million Americans in 10 states served by over 90,000 REALTORS® [...]

MLS and Cloud Computing

There are some technology companies in real estate who love Cloud Computing. Many of the nations’ most significant websites use it to host their applications, include foursquare. But be aware, there are risks - Imagine the frustration of agent and brokers would express if they tried to login to the MLS or other business critical system, and got a similar message to this.
