AOL-MOVEing in on property portals

By |2018-05-03T21:25:31-07:00August 17th, 2011|Broker Technology Research, Main category, MLS Insights|Comments Off on AOL-MOVEing in on property portals

Large consumer search portals like Google, Yahoo, and AOL have had an interesting, if not mystical strategy toward real estate. Today, AOL made an announcement to become a syndication channel for real estate listings. Perhaps AOL is going against the grain, or perhaps they finally found a great partner who made it easy for them to get enough quality listings on their site to make it a viable search solution for property. In today’s announcement, AOL Real Estate search will be powered by Move through the ListHub Syndication Network. No doubt, the strategy for AOL and Move fits. Both companies [...]

FBS Flex MLS For those of you who attended the NAR Midyear Legislative meetings this spring in Washington DC, you may well understand that NAR Executive Committee passed a modification to the IDX model rules and regulations. Specifically, they altered the component of the rule that refers to the rights of Franchise Organizations to receive an IDX feed. Under the old policy, Franchise Organizations would receive a feed of all IDX listings. Under the new policy, a Franchise Organization may only receive IDX listing if an MLS broker as Opted In to sharing their listings [...]

Dear Pat and MLS Issues and Policy Members,   Please accept this letter on behalf of the Council of Multiple Listing Services (CMLS) regarding the recommendations included in the “Report and Recommendations of the IDX Data Use Work Group". The difficult task of reviewing the inclusion of social media in IDX isnt an enviable one; please know that we respect the commitment that each work group member gave to the effort.   The membership of CMLS is very diverse and includes Associations and MLS organizations from small to very large REALTOR® owned to regional to broker owned to private. Regardless [...]

Brokers and MLSs formulate concerns over new IDX recommendations

By |2018-05-03T21:25:43-07:00April 18th, 2011|Broker-Agent Information, Main category, MLS Insights|Comments Off on Brokers and MLSs formulate concerns over new IDX recommendations

There is a work group that recommends changes to NAR’s MLS Policy Committee on changes to the policy. This work group recently submitted suggested changes that, if adopted, would enable RSS and other electronic means of syndicating listings to third parties. Brokers and MLSs alike are very concerned about the potential infringements on the copyrights of brokers and MLSs, and the potential for law suits from home sellers. Broker participants are legally liable for the listing content as outlined in the listing contract with the seller. The broker takes on the legal responsibility for the listing through the contact. Moreover, the convents [...]

The Real Goal of RPR and CoreLogic

By |2018-05-03T21:25:47-07:00March 11th, 2011|Broker-Agent Information, Main category, MLS Insights|Comments Off on The Real Goal of RPR and CoreLogic

I just returned from speaking at the Leading Real Estate Companies of the World conference in Las Vegas. Leading RE is an amazing group of independent brokerages from across the nation and the world. The Leading RE network represents the largest non-franchise organizations from every marketcenter - I think they have about 600 broker members. Admittedly, my talk to the brokers likely represented the most boring session at the conference - Data Licensing, Listing Syndication, and an explaination of new IDX policies from the NAR MLS Policy committee. Notwithstanding, a few hundred broker owners joined the meeting indicating that they [...]

Google is not out of the real estate listings business

By |2018-05-03T21:25:54-07:00January 29th, 2011|Broker-Agent Information, Main category|Comments Off on Google is not out of the real estate listings business

The last few days have been full of Google noise in the real estate blogs and media. From our perspective, it has been a bit comedic. Google made a post on their blog about shutting down Google Base and everyone went into shock. Google Base was never a great idea. It was a project to aggregate real estate listing data because they could not get the listings by their standard methods - indexing. At the time that Google Base was created, Google Robots and Spiders were blocked from indexing real estate listings on nearly all property search websites. Realtor.com blocked [...]

Listhub launches the ScoreCard Magazine

By |2018-05-03T21:25:57-07:00November 21st, 2010|Main category, MLS Insights|Comments Off on Listhub launches the ScoreCard Magazine

Sundays are for surfing, and one of my favorite places to surf periodically is the ListHub Dashboard. Every real estate broker or MLS who is syndicating listings via Listhub should frequently check into the dash board to stay abreast of changes to Listing Syndication. Listhub does an excellent job of communicating where listings are going; what the terms of use are for each site; detailed information on re-syndication to other sites; data refresh frequency; support response times; and many other interesting facets of online data management. On November 14th, 2010, Listhub launched an online magazine that summarizes each syndication site. It is [...]

Clareity Study shows big MLS – Broker disconnect

By |2018-05-03T21:25:59-07:00October 6th, 2010|Main category|Comments Off on Clareity Study shows big MLS – Broker disconnect

Real Estate Technology consulting firm, Clareity along with REAL Trends conducted a 2010 MLS Initiatives Survey for brokers. They surveyed 500 of the nation’s top brokers and received 150 responses. What surprised me was the apparent disconnect between what MLSs are doing and how brokers feel about it. In my reading, I was not so surprised by the results, but surprised that brokers have a lack of understanding of the initiatives themselves. Listing Syndication - 36% of brokers oppose or strongly oppose it. If so, why are brokers syndicating listings at all. The MLS is not syndicating the listings, brokers opt into the free [...]
