Who is getting to the listing appointment first? Is it a traditional broker the first call for a listing appointment, or do consumers reach out to iBuyer programs like Zillow, Redfin, Keller Williams, Realogy, OpenDoor, Mark Spain, or others first?

This process is called Artificial Intelligence, which is the process of having machines do the work that humans normally do.
There is a silent battle going on in real estate search. As consumers visit multiple websites and have numerous searches saved, the website that delivers the first alert to the consumer gets the click. All subsequent alerts from other sites are rendered as old news: they’re unread and deleted. It’s only natural. Today, WolfNet announced a new service level of managing IDX data optimized for speed called Pipeline.
I have been reading articles about Zillow Group’s positioning on Upstream and the forms licensing policy of the California Association of REALTORS® with great interest. My take away is that Zillow Group is doing and saying exactly what they should be doing and saying to positively impact Zillow’s market opportunities in real estate. Remember, Zillow has industry relations people and government relations people that want to fight tooth and nail for every advantage they can get. It’s business.
One of the many ambitions under the leadership at the National Association of REALTORS® is to engage in establishing a beachhead for companies to introduce innovative new solutions in real estate. The manifestation of this strategy is the launch of a conference that will invite innovators to connect with industry leaders to foster collaboration. The conference is called iOi. It was recently brought to my attention by Chris Bennett of CoreLogic is his monthly communication. The conference takes place in San Francisco August 29th-30th.
One of the most interesting things about being an expert witness is recognizing how companies can avoid costly litigation. Zillow actually tested the courts in the case of VHT v. Zillow. The facts of the case were reported by Inman News. In summary, VHT filed for copyright on their images. The copyright was granted. VHT then provided a notification of their filing and requested removal. Zillow refused. VHT sued. The court awarded damages. I think the case is on appeal. This issue is not with Zillow or any other portal, it is about protecting the rights of copyright holders and giving privacy to families that buy homes.
When the real estate industry brokerage leaders and Multiple Listing Service (MLS) leaders gathered to reimagine a better national consumer search experience, Chicagoland MLS Midwest Real Estate Data LLC (MRED) jumped right in. They believe in the mission of the Broker Public Portal and have licensed Homesnap since July of 2016. The company has committed not only treasury but also significant volunteer effort.

“Let’s modernize IDX by linking to the listing broker!” IDX or Internet Data Exchange is a thesis that was developed by the collaboration between Brokers and MLSs that outlines a set of display rules for listings on broker websites. Ahead of CMLS, “The MLS RoundTable” published the MLS 2020 Agenda. It is a paper that provides a series of one-page perspectives from industry executives about the Future of the MLS (hat tip to Saul Klein, who I give credit for coining the term). It is not clear how the people were chosen to opine on the agenda for MLS. Although there are a solid number of enlightened MLS thinkers in the report, there are many other great MLS executives that are conspicuous by their absence.
