IRES® MLS Passes Zillow® In Consumer Engagement

The Internet is the largest free market economy in the world. According to Siri™, 2.954 Billion people use the Internet every month. In the real estate industry, more consumers go to Zillow® than any other single real estate website. But that is changing. Some MLSs like IRES are actually drawing more consumer engagement in their local market and it is making a significant difference to MLS participants. MLSs measure listing engagement with their websites and syndication websites using services like ListHub™ and ListTrac™. These companies either get traffic statistics directly from publishers (like Zillow) or put tracking software on websites that [...]

Five Ways to Make a Thoughtful Decision about Direct Feeds

I had the honor of working with the Greater Albuquerque Association of REALTORS® today. They hosted a Town Hall asking for input on whether or not their brokers would like them to negotiate a Direct Feed from the Zillow Group on their behalf.  Michael Bustamante did a great job of framing the issues that need to be discussed and ultimately decided upon. While the issue is anything, but clear cut, there were interesting questions posed that may be helpful for you to use in your market as you try to think your way through your market’s decision about direct feeds. [...]

Who Syndicated My Listings?

We have learned over the last half-decade of doing listing syndication that it is complicated, especially for firms that have multiple offices, multiple associations, multiple MLSs, and possibly a franchise or network. We call this overlapping syndication disorder and the existence of this disorder can lead to syndication fraud. Last month, Amy Gallagher of Century 21® Hometown Realty in California encountered a fraud attempt that was blocked by ListHub. This is an important component of our service that you may not be aware of. Gallagher’s firm participates in three primary MLSs along the central coast of California and is also [...]

Listhub Offers New Terms HAR Agreement

Listhub has finally enrolled the Houston Association of REALTORS® in its listings distribution platform by matching the terms of HAR’s unique needs for listing syndication. Historically HAR has entered into direct agreements with major portals. Houston CEO, Bob Hale spoke briefly about the organization’s strategic shift toward Listhub during our discussion at the Council of MLS meetings in Boise, Idaho. “We track everything so our brokers can maximize their success in online marketing,” said Hale. The Houston Association of REALTORS® pioneered the STAR reports that have long provided their members with detailed reports on listings and leads displayed on HAR.com. What was missing was [...]

ListHub’s API and Golden Ruler Report Helps a Broker

There are all kinds of reasons why a company wants analytics on the performance of their online marketing. Listhub provides this service to brokerages that use their syndication services. The fee for the service is typically just a few dollars per month per agent, but it will track where your listings appear online – for better or for worse. WAV Group has gained an appreciation for the reporting by reviewing MLS level reports that show a federated view of all listings syndicated in the market through Listhub. I will be using these reports in my upcoming talk at the Colorado [...]

Zillow brings battle to Listhub

Zillow launched a preemptive strike against Listhub yesterday by requesting IDX feeds from the nation's MLS providers. Zillow Executive Bob Bemis sent an email to all MLS CEOs and Executives titled "Why two data feeds when one will do." In the email, Bemis admits that Zillow.com is focused on improving data accuracy and timeliness. The note goes on to explain that Zillow's IDX service, Diverse Solutions, already has the data, why not allow Zillow to use it for Zillow.com so Zillow can circumvent their reliance on Listhub data feeds. A battle ensued when Listhub got word that Zillow was calling them out on [...]

MOVE launches the Real Estate Network for Franchises

Franchise Networks have taken the first step to declare their independence from the MLS rules and regulations, and third party listing websites. Today MOVE, operators of REALTOR.com and the Listhub listing syndication network, announced that they have created a data sharing solution called the Real Estate Network. Participant in the network include the two largest REALOGY networks of Century 21 and Coldwell Banker along with Realty Executives and RE/MAX. Under the terms of the agreement, the four participating Franchise Organizations will reciprocate in a listing data share of property listings for public display each other’s franchise websites. New Century 21 [...]

The Era of Listing Syndication Security

We have entered a new era in real estate called the Era of Listing Syndication Security. Listing Syndication Security is a technology solution that solves many of the legal and technical concerns related to sending listings to third party websites (Zillow, Trulia, et al) in the form of advertising. WAV Group has published numerous papers on the topic over-viewing the key issues of Terms of Use, Accuracy of Online Listings, Indexing, and so forth. Since its inception 4 or 5 years ago, Listing Syndication has been fraught with business problems typical of any circumstance where many people are sending information [...]

MOVE (listhub) renews syndication agreement with Zillow.com

ListHub operator Move, Inc., (NASDAQ: MOVE) and Zillow, Inc., today announced a long term content syndication agreement for the ListHub publishing network.  ListHub is the largest online syndicator of real estate listings to real estate web sites and provider of performance reports for brokers, franchises, and Multiple Listing Services. ListHub is Zillow’s largest listings syndication partner. This agreement confirms Zillow and Move’s commitment to the publishing and syndication of  accurate MLS real estate listings. As a result of the new agreement, ListHub will continue to send approximately two million listings to Zillow directly from 358 MLSs every day representing 40,000 brokers throughout the [...]

Listhub launches the ScoreCard Magazine

Sundays are for surfing, and one of my favorite places to surf periodically is the ListHub Dashboard. Every real estate broker or MLS who is syndicating listings via Listhub should frequently check into the dash board to stay abreast of changes to Listing Syndication. Listhub does an excellent job of communicating where listings are going; what the terms of use are for each site; detailed information on re-syndication to other sites; data refresh frequency; support response times; and many other interesting facets of online data management. On November 14th, 2010, Listhub launched an online magazine that summarizes each syndication site. It is [...]

MOVE, operators of Realtor.com, Acquires Threewide Listhub

In a MOVE that is sure to improve listing syndication to third party websites, MOVE, Inc has aquired Threewide, the operators of the popular ListHub product which syndicates listings to their party websites like Trulia and Zillow for customers like MLSs, Brokers, Franchises, etc. If you saw the MOVE announcement last week whereby their contract with NAR regarding Listing Syndication needed to be amended, you can appreciate just how tight the relationship is between MOVE and NAR. There is very little that MOVE can do without NAR’s blessing and approval. Everyone should be proud that NAR takes Broker Listing Content so [...]
