Managing MLS Channel Conflict

On the business-to-business side of real estate, there are entities that cooperate with one another that also compete with one another. A common term for this in modern business management is a neologism called coopetition. Brokers competing against each other participate together in the MLS to share information and offer of compensation; and may be related to the same franchise. Agents who compete with each other participate in Associations of REALTORS and are often members of the same brokerage or franchise. Associations who compete with each other sometimes cooperate in offering MLS services. Within this system of collaboration, there are [...]

Goodbye Mongofax

Mongofax was awesome. Now it is no more. The company is closing today. It is never a celebration when companies go away - jobs are lost and customers who relied on their services scramble to find a replacement. I am pretty sure that their primary marketplace was in Florida. Instanet, which supports faxing as a feature of their forms solution may have put pressure on Mongofax. According to a post by Jeremy Crawford of MLS listings over on the VendorAlley Blog - the Mongofax's patent is available for purchase For Associations and MLSs that offer ZipForms, be aware that zipVault can [...]

IRES MLS Launches Tablet Solution

WAV Group MLS Customer Satisfaction Surveys have demonstrated that agents want the ability to access all of their MLS services on the iPad or other tablet device. It is refreshing to see IRES MLS in Colorado take on that need and address it by launching their own iPad app for members. Is the MLS In Danger?

I do not really know Alain Pinel as well as I would like to. He sold the company that bears his name and pursued other interests. He is back now and runs the Luxury division of Intero Real Estate, one of Alain Pinel Real Estate's chief competitors in San Jose, along with Coldwell Banker and others. What I do know of Alain Pinel I like and respect a lot. I have a similar level of respect for the maverick efforts of Intero, who used passion combined with technology (AgentAchieve) to launch a powerful brokerage in a very competitive marketplace. In a [...]

WAV Group Report on Home Services

Home services offerings beyond real estate sales have the potential to achieve long-term sustainability and stabilization for real estate brokerages. However, undermining this potential for enterprise brokerages are disparate technology solutions that do not seamlessly connect or share consumer data. As a result of this and other factors, many consumers do not take advantage of enterprise brokerage home services offerings because they do not know that they exist. This is a massive, industry-wide problem that does not have a simple solution. In 2013, WAV Group will be working with brokers to design specific strategies and business practices to improve the [...]

SFAR hires Association Vet Baczkowski from Point2

Congratulations to Walt Baczkowski as he returns to his roots in Association Leadership, taking the helm in San Francisco. Walt is departing his post at Point2 where he was VP of Marketing and wingman to division leader Saul Klein. San Francisco is a great Association and MLS - the crown jewel of the San Francisco Bay Area. San Francisco covers about 49 square miles, pinched between BAREIS to the north and MLSListings to the south. East Bay and Contra Costa are in the East Bay. They share some data, and most agents are members of more than one Association or [...]

CMLS brainstorms new approach for MLS Rules

The CMLS meetings (Council of MLS) were held on Wednesday, November 7th. There were numerous presentations but one in particular seemed to engage the Nation's leading MLS executives in attendance - ReThink MLS. The question before the panel was "What If We Started from Scratch?" As we all know, MLS rules (including Broker Reciprocity) provides structure for how brokers and agents will behave when sharing listings with one another: Two problems have arisen since these rules were first crafted more than a dozen years ago. The MLS rules have become cumbersome in length and somewhat unwieldy to manage and enforce. [...]

Black Sand Labs Launches MLS License Compliance Tool

Like all MLSes, Hawaii Information Service takes data licenses seriously. Aside from the natural investigation of reported violations, they wanted to find a way to crawl the Internet to find additional abuses of their data license agreements. After an unproductive effort to find a commercial solution to meet their needs, Hawaii Information Systems partnered with Falcon Technologies to build one. Now, the two cooperating companies formed a new startup called Black Sand Labs to deliver the service to other MLSs fighting the compliance battle. The new product is called APHIS – which may sound like a crawling insect, but was [...]
