Set your plans now for CMLS

This year, the most exciting and fulfilling conference will again be the CMLS by the Council of MLS. It is a conference like no other, dedicated fully to excellence in providing Multiple Listing Services to real estate professionals. This year, the CMLS conference will be in one of America’s greatest cities – Boston! Our hostess for the event will be Kathy Condon and her team at MLS Property Information Network or MLSPIN. Men have hosted the conference the past couple of years and done a respectable job, but we all know that women rock in organizational skills. Thanks to Kathy, [...]

MLS Wins Mobile, or Fails the Agent

If you have been to a real estate conference in the past three years, you may have heard a session about mobile technology. Those strange phones that every person in America carries with them everywhere they go is also a computer. Only a few hundred million people know this secret today. MOBILE IS A CORE MLS SERVICE Sorry for shouting and pardon my sarcasm.  Today’s MLS providers are failing to support agents (and consumers) with a mobile solution. This is not an opinion. It is a fact. We have surveyed agents everywhere in America, and at best, MLSs get a [...]

Reticence of luxury and second home market to join regional MLSs

We are lucky enough to work with brokers and MLSs around the country.  It provides us with a unique perspective to notice trends that may not be readily apparent any other way. Here’s just one of the trends I have noticed in our work over the years.  While many parts of the country have been successful in joining together to create highly successful and productive regional MLSs, there is one weakness I have observed again and again.  Many times a luxury or second home market close to a larger metropolitan region will join the regional effort. I’m not going to [...]

How Strategic is your Strategic Plan?

The real estate industry is in a state of flux – many of the rules as we know it are changing before our eyes. Demanding consumers now require a lot more from their agents. Agents expect more from their brokers. Brokers believe their Associations and MLSs need to do more to help them survive. Every group in the real estate “food chain” is at risk of becoming overpriced, irrelevant or both by the changes before us. So what is YOUR organization doing to prepare for the inevitable changes being thrust upon it? Is your group looking at “worst case” scenario [...]

Scenic Coast – America’s First Hybrid MLS

Established in 1969 in slumbering Morro Bay, California, Scenic Coast Association of REALTORS (SCAOR) has established an amazing MLS Offering – Two MLS memberships for the price of one. This new solution is called the MLS Hybrid, and may be the first of it’s kind in the nation. SCAOR participates in the Central Coast MLS (CCRMLS). I have not reviewed their governance, but CCRMLS behaves like a data share among 7 Associations serving 2500 agents offering Rapattoni MLS, Realist Tax, Listhub, and REALTORS Property Resource (RPR is offered in some but not all AORs in CCRMLS). On February 10th, 2012, [...]

MLS iPad apps have NOT gone far enough yet

Recently, WAV Group has completed several customer satisfaction surveys from around the country in the Southwest, Mid-West, Southeast and Mid-Atlantic regions. In every case there has been a lot of discussion and requests for more MLS access via smartphones and especially for iPads and other tablet devices. While many MLSs think of their iPad application as a property search tool, agents want their MLS iPad apps to go much further than that. Even for those that have launched Tablet solutions, there are two major areas of dissatisfaction that MLSs need to address to make mobile MLS applications truly useful for [...]

New Study Measures Consumer Interest in MLS, Reinforces Efforts to Obtain .MLS Top-level Domain

The WAV Group has published results of research that demonstrates the high value consumers place on the term “MLS”. The research, commissioned by the MLS Domains Association, includes surveys of consumers using MLS public websites and of a representative sample of consumers who have purchased or sold real estate in the last twelve months. It supports three key conclusions: For consumers, an MLS represents property search, home valuations and “the good stuff”, as one respondent described it—the term “MLS” equates to high quality, educational, objective information about property; A majority of consumers prefer MLS sites as sources of real estate [...]

New White Paper: What Does The Future Look Like For MLSs?

In this white paper, we explore what the future may look like for MLSs and steps they can take to make sure they position themselves ideally for their market.  It’s not a one-size fits all answer. To download the complete report, click here! MLSs have come a long way over the years and we have seen what were once small, localized operations formed by associations and brokers morph into more and more large regional organizations.  We have seen technology expand at exponential rates with the Internet and with that technology we have seen changes in the real estate market at [...]

Why Dominant MLSs are Vulnerable

Today, there are numerous MLSs that have become dominant companies relative to their smaller competitors. In the world of survival of the fittest, one would assume that the large and strong eat the small and weak. But this is not necessarily true. For the purposes of this writing – I am using the term MLS to refer to MLS vendors and Regional MLSs. Most MLSs in the United States grew through merger and acquisition than through organic growth. As these companies began to reach dominant scale, they realized that they could provide agents and brokers quality MLS services more efficiently. [...]
