Broker Public Portal License Agreement

WAV Group is providing consulting services to the Broker Public Portal project. This project seeks the collaboration of MLSs and Brokerages in developing a national MLS consumer-facing website that adheres to the Fair Display rules for property search. Since starting the project in January, the company has developed and filed its LLC governance, elected the board of managers, and is running three parallel projects. The first two projects include Brand development (work contracted out to 1000watt Consulting), and Request for Proposal (being done by a workgroup of the Board). The third project is the development of the data license agreement [...]

Top 3 Ways to Make the New IDX Rules Work for Your Brokerage

Good things are happening with the IDX rules from NAR.  As many of you know, IDX or Internet Data Exchange are the policies that allow brokers to provide the complete inventory or listings available in their area on broker websites.  These policies have been in place for some time, but thanks to the great efforts of Leading Real Estate Companies of the World, these policies have been overhauled to make IDX data work even harder for brokerages across America. Leading Real Estate Companies of the World(LeadingRE) outlined several ways that IDX data could be more effective at engaging potential buyers [...]

ListTrac, known as the "Google Analytics for real estate listings," today unveiled its revenue model, a breakthrough for the real estate industry as it allows, for the first time, a method for real estate professionals to monetize their own listing content as it's distributed across the Internet. "Just as musicians are compensated each time their song is played on the Internet, ListTrac wants real estate professionals to be rewarded every time their listing is viewed on the Internet," said Trent Gardner, CEO of ListTrac. ListTrac is a free tool allowing real estate professionals to monitor their listing's online performance in [...]

Departing Trulia Executive Joins Broker Public Portal Board of Managers

Arroyo Grande, CA – June 30th, 2015 – In the wake of the Broker Public Portal’s first board meeting comes the announcement that Alon Chaver, former Vice President of Industry Services at Trulia, has agreed to join the company’s Board of Managers. The governance of the LLC allows the Board to nominate two outside directors. Mr. Chaver is the first of those two. Mr. Chaver has deep roots in the real estate industry as the co-founder and CEO of iHomefinder, a pioneering technology firm that helped shape innovative applications for MLSs, brokers and their agents. Chaver stepped down from that [...]

It’s time to replace Core Standards with the Gold Standard

NAR announced its Core Standard program for local Associations just over a year ago.   In essence it is designed to help every association ensure that they are delivering a minimum standard of code of ethics enforcement communication, advocacy, consumer outreach and fundraising to its members. The program is a good start.   At last count it had led to at least 90 mergers, likely with smaller associations who simply did not have the resources to meet the minimum standard. The number will probably be higher than that after the deadline of June 30th has been reached.   I applaud the effort to [...]

Are you Obsolete as a Leader?

According to NAR’s newly released D.A.N.G.E.R report, one of the threats facing Associations today is the average tenure of its leaders. The report goes on to say that Association leaders run the risk or burn-out and lack of action because they have been at the job too long. While I clearly understand why this one made the list I would also like to make some suggestions about how to deal with the reality of where we are today. If you’re one of those Association Executives or MLS CEO’s that have been in your position for a very long time, here’s [...]

MLS Not Ready for Direct Syndication

In no small way, the impact of Zillow and Trulia being disconnected from ListHub has caused troubled waters for many MLSs. Although ListHub continues to manage syndication to a wide number of sites, they no longer support two of the top five. What’s the plan? MLSs are scrambling in every direction today. The biggest issue has been the data license agreement to Zillow. Everything was neat and tidy when ListHub had one agreement with each portal. Now Zillow is faced with hundreds of MLS agreements all with different terms. According to MLS executives, that is Zillow’s choice. Efforts by legal [...]

Coming Soon Listings Revisited

Last summer, the issue of Coming Soon listings hit a peek of interest among the nation’s MLSs. As our industry is naturally prone to do, the issue was well vetted for more than a year thanks in part to the efforts of Mountain View, CA based MLS Listings CEO James Harrison and his Chairman Robert Bailey. It was discussed at every MLS conference and forum and MLSs created a new status to handle Coming Soon listings. Leading MLSs understood the need for this field and brokers learned about the inherent concerns of this listing type. Today, most of the leading [...]

Association MLS Service Provider Controversy

WAV Group is a leading provider of satisfaction research to a large number of MLSs in the United States and Canada. This type of research is often performed annually by mid-sized MLSs and quarterly by large MLSs. Our satisfaction research is unique in that we support MLSs to benchmark off of their prior performance along with benchmarks against their peer group. WAV Group does not ever share another MLS’s data with any other MLS. But we do extract observations about what strategies are most effective at improving satisfaction in areas where MLSs are weak. As we have voiced on many [...]

Forward Looking Technology

2015 and 2016 will be years of incredible change in real estate technology. For too long, the real estate industry evolved in an eggshell whereby data, applications, and presentation layers were composite to one another behind most fragile and isolated shell walls. Today, we see systems that separate these three components of the technology to maximize the usefulness of this information to the industry and the consumers it serves. We Got You “We got you” is a statement that can have two meanings when a technology provider speaks it. It can take on the meaning of “we screwed you” or [...]

Association/MLS Leadership Doesn’t Always Allow for a Consensus

Association and MLS leaders have it tough today.  The best leaders are staying on top of the latest trends, considering how emerging ideas affect their subscribers and proactively making changes to keep their organizations relevant.  Sounds like the kind of leader we all want to be right? So if this is what all leaders strive for, why is it so hard to create sustainable change? I have recently run across a few examples where the Board of Directors believed they knew the path that was best for their constituents yet they were not able to implement the path that made [...]
