Listing Syndication leads going to other agents

By |2018-05-03T21:26:02-07:00September 16th, 2010|Main category|0 Comments

As a follow up to my post yesterday, Trulia posted a new listing a few hours after Zillow. In truth, I suspect that if you look at the speed that listings get updated at Zillow and Trulia, there are likely to be times when Trulia updates listings faster than Zillow - but there is always a lag between Updates in the MLS and updates to listing syndication feeds to third party websites. What is most concering to me is the way in which other agents are promoted above the listing agent as a contact point for information on the listing. If [...]

Listing Syndication – Be sure to read the fine print

By |2018-05-03T21:26:20-07:00November 10th, 2009|Broker Technology Research, Main category, MLS Insights|1 Comment

After CMLS, there was a groundswell of discussion about the rights brokers are giving up when they send their listings to third party websites.  WAV Group went to school on the terms and conditions of several of the leading third party websites.  We were specifically focused on the rights to display, distribute and maintain listing data. We learned that in some cases the the broker is transferring the irrevocable, perpetual, non-exclusive, fully paid, royalty-free license to use, retain, transmit, copy, create derivative work of, sell, or distribute the broker’s listing data to other parties or sub-licensees.  Bottomline, brokers are giving [...]

Broker with 357 Listings Gets No Leads From Trulia Last Week

By |2018-05-03T21:23:13-07:00June 14th, 2016|Main category, Marketing|0 Comments

WAV Group provides brokers with consulting on online marketing. One of our services includes benchmarking the effectiveness of listing syndication strategies. We have been tracking the performance of a real estate broker’s listings dating back to 2006 by publishing channel. As these reports show, Trulia effectiveness has decreased to a remarkable volume of no leads per week on 367 listings. The same report in 2013 showed between 12 and 25 leads per month. It begs the question “If a third party consumer website is not delivering value, should a broker continue to syndicate?” One thing is for sure, we can [...]

MLS Not Ready for Direct Syndication

By |2018-05-03T21:23:45-07:00May 5th, 2015|Broker-Agent Information, Main category, MLS Insights|1 Comment

In no small way, the impact of Zillow and Trulia being disconnected from ListHub has caused troubled waters for many MLSs. Although ListHub continues to manage syndication to a wide number of sites, they no longer support two of the top five. What’s the plan? MLSs are scrambling in every direction today. The biggest issue has been the data license agreement to Zillow. Everything was neat and tidy when ListHub had one agreement with each portal. Now Zillow is faced with hundreds of MLS agreements all with different terms. According to MLS executives, that is Zillow’s choice. Efforts by legal [...]

Coming Soon Listings Revisited

By |2018-05-03T21:23:46-07:00April 23rd, 2015|Main category, MLS Insights, Our Services|0 Comments

Last summer, the issue of Coming Soon listings hit a peek of interest among the nation’s MLSs. As our industry is naturally prone to do, the issue was well vetted for more than a year thanks in part to the efforts of Mountain View, CA based MLS Listings CEO James Harrison and his Chairman Robert Bailey. It was discussed at every MLS conference and forum and MLSs created a new status to handle Coming Soon listings. Leading MLSs understood the need for this field and brokers learned about the inherent concerns of this listing type. Today, most of the leading [...]

MLS Syndication Rats Nest

By |2018-05-03T21:23:50-07:00January 21st, 2015|Main category|2 Comments

Urban Dictionary is a hoot. It is also a helpful way for the father of a pre-teen to understand the contemporary meaning behind the terms used by kids. In this case, I refer to Urban Dictionary for their crowd-sourced definition of Rats Nest “Commonly used in the technol- ogy sector to refer to a software design or implementation that is hopelessly convoluted and difficult to understand....” Listing Syndication is a Rats Nest and it is about to get worse as firms like Zillow defect from Listhub-Point2. With Zillow pulling out, MLSs will need to offer different services or parallel services [...]
