Funny – Anti-Zulia Radio Campaign

By |2018-05-03T21:23:47-07:00April 2nd, 2015|Main category, Marketing, Our Services|1 Comment

WI Homes is the consumer facing website of Milwaukee Wisconsin based MLS, Metro MLS. The website is a regional powerhouse for providing consumers with access to search the MLS property search database. In an effort to advertise a differentiation between their website and websites that they call “Zulia and Trillow,” they created these rather humorous radio ads. The first ad talks about the two biggest events in a couple’s life – when they buy a home and when they have a baby.   In the second ad, they talk about a family buying a home of their dreams [...]

Has Online Marketing Peaked?

By |2018-05-03T21:23:47-07:00April 1st, 2015|Broker-Agent Information, Main category, Marketing|Comments Off on Has Online Marketing Peaked?

In one of my favorite articles from 2008, WAV Group suggested that newspapers are like nursing homes. At that time, newspaper advertising was in a steep decline as a result of the emergence of more affordable online options that promised better reach. My argument was, “This obsolete technology sucks millions of dollars away from more cost-effective marketing tools while delivering less every year. There are better uses for your budget, especially if you market goods and services to people who don’t remember the Truman Administration.” Job seekers go online to Craigslist, Monster.com, or Careers.com to find employment. Consumers go to [...]

Struggling with your Direct Feeds?

By |2018-05-03T21:23:48-07:00March 17th, 2015|MLS Insights, Strategic Planning, Technology Evaluation|Comments Off on Struggling with your Direct Feeds?

Direct to portals, syndication platforms, virtual tour companies, online marketing products…the options for brokers to distribute listings seem endless. They all offer varying features, benefits and service levels, making it hard to determine what will give their businesses a competitive edge. Many brokers are at the mercy of agents using services that distribute listings without their knowledge; creating inaccuracies and liabilities, and eroding their brands. MLSs are in the unique position to offer brokers unmatched listing distribution services through strong data licensing agreements. A key benefit that only MLSs can offer is faster listing updates. When listings are not delivered [...]

Direct Feeds to Zillow Group

By |2018-05-03T21:23:49-07:00March 7th, 2015|Main category, MLS Insights, Strategic Planning|3 Comments

MLS RETS servers are designed to deliver IDX, VOW, and Full Data feeds to brokers and their vendors. With few exceptions, they were not purpose built for sending listing syndication feeds to publishers. Syndication feeds are the domain of Listhub. With Listhub’s support of Zillow Group’s websites going away, you must act now to determine what your plans are. MLS RETS Servers are emerging with new features that blend in Syndication support for Direct Feeds to Publishers like the Zillow Group. The defining difference between Listhub and direct feeds may be complex or simple. The complex path is considered by [...]

Revised IDX Rules are Looming for MLSs – New Solution Announced to Help MLSs be Compliant

By |2018-05-03T21:23:49-07:00February 25th, 2015|Main category, MLS Insights, Reports|1 Comment

As you probably know by now, the rules governing IDX were revised at the NAR Meetings in November last year.  Click here to view the details of the approved changes. One of the big changes requires that every MLS provide a Web API by June 30th, 2016 to make it much easier for brokers to allow third party companies to leverage MLS data for tools used by brokers. For the non-techies among us, let me answer the first question….What the heck is an API and why should I care? According to NAR…. API, short for Application Program Interface, describes a [...]

Audit Third Party Portals Today

By |2018-05-03T21:23:50-07:00February 25th, 2015|Main category|Comments Off on Audit Third Party Portals Today

Brokerages publish listings to third party portals as a method of advertising homes for sale. As we mentioned in our paper, the Syndication Rats Nest (Download Report), every portal displays listings differently. Moreover, portals apply different rules on the same listing if it comes from a different data source. Confused? You are not alone. Portals are constantly battling on multiple fronts. They are innovating constantly to return better value to consumers and advertisers. On any given day they segment their consumer traffic to test innovation strategies. Sometimes your listings are folded into the mix in ways that you did not [...]

RETS Servers and Direct Feeds

By |2018-05-03T21:23:50-07:00February 20th, 2015|Broker Technology Research, Broker-Agent Information, Main category|Comments Off on RETS Servers and Direct Feeds

The National Association of REALTORS MLS Issues and Policy Committee made a bold move to require RESO data dictionary complainant by Jan 1, 2016, and RESO RESTful web API by June 30, 2016. Further complicating the matters is the groundswell of considerations with third party portals making requests for MLS direct feeds. Data sharing between MLS systems, RETS Update, and system conversions taking place across the industry today deepen the data transport considerations. Wrapping it all together with a lit match could easily lead to mass hysteria. WAV Group took a look at what the largest MLSs in the nation [...]

Today’s News Summary

By |2018-05-03T21:23:58-07:00September 30th, 2014|Main category, MLS Insights|Comments Off on Today’s News Summary

News represents change in real estate. It also represents staying the course. There were lots of both today. Not knowing what to expect, the industry unloaded today. Bullets were flying everywhere. The MOVE acquisition by News Corp was the headline - If you look at our post on it, we have added the letter that NAR sent to the membership, the letter that MOVE sent to the industry, and the press release. Taking the temperature on this, it is probably a good thing. The only big concern is that REA group from Australia has investments in the top 3 portals [...]

And so it goes. Move, the operators of the National Associaton of REALTORS portal called Realtor.com have agreed to sell the company to News Corp in an all-cash deal valued at $950 million. MOVE's board of directors were swift to approve the offer, representing a 36% bump in the value of the company. News Corp owns other real estate assets including The Wall Street Journal ( a popular spot for luxury property advertising) and Australian real estate portal - realestate.com.au (part of the REA Group). REA Group will apparently pay for 20% of MOVE, and News Corp will pay the [...]

Trulia Weekly Update Is Released

By |2018-05-03T21:23:58-07:00September 24th, 2014|Main category, Technology Evaluation|Comments Off on Trulia Weekly Update Is Released

I don’t really know if this is just something that Trulia is testing or if this is something that they rolled out system-wide, but I received a lovely real estate update this morning It is not a heavy piece, but it certainly popped into my inbox 18 New Listings, 2 open houses, 9 price reductions, download the mobile app, home value lead capture and median sales price. Aside from my first impression of the execution being very positive, it made me wonder…… Where else would this type of daily email be a practical way to touch professionals or consumers? For [...]

And the Lead Goes Round and Round

By |2018-05-03T21:23:59-07:00September 23rd, 2014|Broker-Agent Information, Main category, Marketing|Comments Off on And the Lead Goes Round and Round

I had a rather interesting conversation about lead management and lead sales today. The story went something like this. A broker enhances listings and purchases zip code leads from a portal. The broker believes that there is some form of exclusivity on the leads generated through the system in so far as the lead is only distributed once. In his case, he distributes the leads as they come into one of his agents. To test the system, the broker had a staff member go to the publisher site and generate a lead. The lead came through to the broker as [...]

Allre Causes Brokers To ReThink Strategy

By |2018-05-03T21:23:59-07:00September 18th, 2014|Broker Technology Research, Main category, Marketing, MLS Insights|6 Comments

The FSBO dam just sprouted another leak, and brokers better pay attention. If you have not heard about Allre, you better watch the video below right now. It is a collaboration between banks like Prime Lending, Home Insurance providers, home warranty companies, and even a lock box vendor to facilitate FSBO sales. The fee to the consumer is ZERO – nothing. There are no brokerage services at all, so they completely surpass all RESPA regulations. It is 100% FSBO. The only thing that will sit between Allre and success is venture capital. If they attract enough venture capital to attract [...]
