We think it is interesting to note that during these very difficult times in real estate a new comer to the U.S. real estate market is successfully expanding their franchise operations. As Stefan Swanepoel reported today in Inman news (http://www.inman.com/node/94265) Engel & Völkers announced that it signed its 555th license, worldwide, with the signing of the license region for Beverly Hills, Bel Air and Westwood in California. By way of background, Engel & Völkers is a luxury real estate company headquartered in Hamburg, Germany that has a unique international property shop concept. All Engel & Völkers franchises must be built [...]

Last year WAV Group was given access to many of the top broker websites in the country to view thier traffic statistics. The hope was that by sharing the aggregated data, many of the false myths of succeeding online would be dispelled. As it turns out, SEO is not a big deal (despite some websites spending more than $1MM over time on it). Listing Syndication is important for sellers, but also not a huge driver of traffic. Agent Achieve is only offered to brokers – sorry agents 🙁 But the good news is that it is likely to be among the best agent tools available for brokers to extend to their agents today. MLS of Choice acknowledged a truth that MLSs need to compete more aggressively today: brokerage operations do not always fit neatly into legacy MLS boundaries.
Brokers operate across markets today, and a handful are national. Agents hold licenses in multiple states. Consumers move, invest, retire, relocate, and buy second homes across the country. Technology platforms are not dependent on a local office, a local association boundary, or a local physical presence.

Nearly 40% of associations require a second board approval for expenses that have already been approved in the budget. In small and mid-sized organizations, this extra layer of scrutiny can stall initiatives for weeks or even months. In one case, a copier contract cost the association 8% more because it took four months to get final approval. That’s not sound oversight – that’s expensive inefficiency.

Most agents sat on the sidelines when virtual tours made their debut. Now, they are ubiquitous. Back in the mid to late 1990s, when virtual tours were primarily used for luxury listings, they felt clunky and slow, and often required buyers to download special browser plugins just to view a listing. I remember vividly IPIX and its 360 virtual tour tech at the first mainstream Inman Real Estate Connect at the San Francisco Hilton. It wowed the crowd but cost $1000 a tour. Most agents initially looked at virtual tours as a marketing gimmick until around 2010. Fast forward to [...]
