Marketing Trauma

REALOGY has made a big deal of the new 3-D virtual tours that they believe is the future of property marketing. They may be right. WAV Group took a look at homes on the internet which offered three distinctive methods of viewing images – Photos, 3D Tours, Video Tours. When you think of marketing homes for sale, real estate professionals need to think in terms of priority. In consulting parlance – we divide prioritization into three categories – Trauma, Pain Killer, Vitamin. Beyond marketing decisions, it is a healthy idea to use this categorization across many of your technology considerations. [...]

Consulting Minds Think Alike

On the eve of publishing a WAV Group paper on listing syndication, consulting firm Clareity Consulting published a paper on the same topic days ahead of us. They did a great job on their paper and Victor Lund considered delaying or eliminating the WAV Group paper from publication. But a read of both papers is probably healthy for today’s real estate brokers, MLSs, and publishers. Clearly, listing syndication remains an abrasive business struggle in real estate. Both Clareity and WAV Group address syndication issues with clients every day – which is certainly what prompted both firms to independently publish papers [...]

Euro Net Privacy Calls Brokers to Action

I have often been heard shouting about consumer privacy in real estate. Brokers and agents toss listing content onto the web with little care for their ability to take it down. If you ask a seller if they want their home advertised online with a dozen or a hundred photos of every quaint nook and cranny of their home – they shout a jubilant YES! If you ask a home buyer if they want the photos of their daughter’s new bedroom published on 200 real estate websites, they scream a resounding NO! Brokers have not faced any legal action regarding [...]

The Triad of Consumers, People, and REALTORS

There were a few very interesting articles in the Washington Post this week. Unlike industry commentary about the Zestimate, this one took place in public. The Washington Post stirred the pot a bit, as only the politically divided would do so naturally. The battle was epic. At 5:30 AM, David Howell of McNearney Associates published a piece titled “How Accurate is Zillow’s Zestimate? Not very, says one Washington-area agent. http://www.washingtonpost.com/blogs/where-we-live/wp/2014/06/10/how-accurate-is-zillows-zestimate-not-very-says-one-washington-area-agent/ At 5:31, Stan Humphries, Zillow Chief Economist responded in his article titles “How Accurate is the Zestimate? Zillow says the tool is helpful when used the right way.” http://www.washingtonpost.com/blogs/where-we-live/wp/2014/06/10/how-accurate-is-the-zestimate-zillow-says-the-tool-is-helpful-when-used-the-right-way/ You [...]

Inman Real Estate Connect SF

WAV Group and RE Technology is looking forward to attending Inman Real Estate Connect in San Francisco next month – July 16th – 18th.  The annual industry gathering in one of America’s great cities to discuss issues is among our favorites. Unlike a lot of industry conferences, Real Estate Connect addresses topics in an “in your face style” which is unique. I remember Billionaire Barry Diller sitting on stage getting booed by the audience when he said,  (my paraphrase) “At LendingTree, we take your listing data, generate consumer leads, we sell them mortgages, and we sell you the real estate [...]

Increase Home Listings By 27 Percent

How would you like to increase your business garnered from your website by 27%? That’s right, 27%. I had to say it again because people often do not believe in testing or research to determine what works best for their business. In fact, many companies today “take the high road” and completely ignore trends and tactics that can improve their business because they get stuck with their fondness for what they have and stop moving ahead. Here is the example of how research and testing can drive improvements in company online effectiveness. Thankfully, the company the largest broker in [...]

FBS To Support MLS With Listing Syndication

Since listing data feeds came into existence, they have been the providence of MLS vendors like FBS and their peers. There are also controls that go down to the listing detail level that enables listings to be opted out of things like IDX (with written seller approval in most markets). In a blog post today, FBS CEO Michael Wurzer discusses this functionality that is delivered through a standard feature in FlexMLS called Listing Export. Arizona Regional MLS serving the greater Phoenix, AZ area is among the first FBS clients to use this functionality for a wide range of syndication to [...]

California MLS Data Sharing Update

California Regional MLS and MLS Listings have reached an agreement to share MLS listing data. This is an important signal of MLS strategy in California for a number of reasons. These MLSs are planning to share data by sending data to each other for display in each other’s system and use by each other’s subscribers without the need to belong to both MLSs. Previously, CRMLS only pursued data sharing through CARETS™, a hub and spoke data share product developed by MRIS. Through this new sharing agreement with MLS Listings, CRMLS now has adopted three initiatives to create a statewide MLS [...]

The Right and Wrong of Broker Data

There is a lot of confusion about real estate listing data today. I believe that the confusion is the cause of agitation that pits technology companies, consumers, real estate agents, pundits, MLSs, Franchises, and Associations of REALTORS against one another. For many, there is a belief that the listing data is free and access should be provided to all. The reality is that the listing data is legally bound to the real estate listing broker who is the custodian and responsible party for that data. Being a custodian, or the responsible party has nearly boundless latitude and altitude. Today’s real [...]

Resourcefulness

If anything put fear back into the real estate industry lately, it was the sluggish first quarter performance. There are few valid explanations for it. Inventory is at a reasonable level and interest rates are low. People should be buying homes like they did last year. Rather than trying to figure it out, it is time to apply a healthy dose of resourcefulness into the business. The best way to do that is audit your expenses and your people. A typical story There are times when WAV Group finds significant problems in a business that management did not see. But [...]

WAV Group Releases Broker Technology Adoption and Satisfaction Study

WAV Group partner Victor Lund is pleased to release the results of our recent survey to measure what technologies brokers have adopted and how satisfied they are with each. The survey also measured how likely a firm is to replace a technology supplier in 2014. In order to understand how technology plays a role by size of firm, answers were collected in ten groups ranging from firms with 1-9 agents to firms with more than 1500 agents. This report is provided to the industry with our compliments. WAV Group performs this type of research across the real estate industry to [...]
